What is your purpose in buying it? Are you looking for a presumed permanent stay, or are you buying for an interim period? Maybe only for weekend recreation? For retirement? Assuming you have determined a budget and allocated a certain amount for this new home and property, what price range are you comfortable with?Are you able to pay cash for the property? Do not forget that taxes and insurance will be added costs associated with your purchase. How much acreage can you physically manage? In what area will you look for acreage? Give careful thought to the commute: to and from work, school, place of worship, areas of interest,etc. What is the proximity to your friends and family members? Is there enough shopping and available services in the surrounding area to supply your needs? Topography is important as it pertains to construction and accessibility. Personal preferences vary and the usefulness of all of your acreage maybe affected. Some love the views. Others can't stand to be stranded in the winter storm. What is the access you will have to your property-does it suffice? If you can find a parcel with a peaceful spring or creek flowing,or a pond to fish, woods for hunting/ hiking, or pasture for an animal or two, is that of additional interest to you? Restrictions... know what restrictions you consider tolerable and protective, and which ones you would prefer to avoid. For instance,will you be allowed to construct the home you want on your property now or in the future? Are your pets or animals welcome according to the declaration of restrictions associated with your desired property? What about business activity at your home? If you need to sell the property in the future: consider the saleability of the property you wish to buy. Look over your notes and visualize again what your dream property may look like. Try to narrow your search and compare only properties you decide in advance will be suitable. Will you give us a little background or maybe in HARP 2. Scott: Let's do it. Host: Okay. Scott: Okay. So Host: Energy stop. Energy. Scott: So HARP 2 is the Home Affordable Refinance Program. Host: I heard that. Scott: All right. I've got to get into, I've got to get into mode here. Host: You can do it. Scott: So okay. So Home Affordable Refinance Program it was actually just extended. I, it's curious that they just extended it and because it seem like it was extended in. They extended it in the time when it seems like almost everybody who's taking advantage of it, they qualifies as already taken advantage of them. Basically, what it is, is if your loan is own by Fannie Mae or Freddie Mac and you own more than what your home is worth and you're making your payments at that time, you can refinance to take advantage of today's rates. And the sort of the purpose of the program was to go from a 6 or 5 percent interest rate go down to a 3 percent interest rate but continue to make the same payment as you were making so you can accelerate your equity, your equity growths by continuing to make your payments and just so that you can get above water faster than if you were locked into these higher interest rates. So the problem with this program is this it only loans at our own Fannie Mae or Freddie Mac. Host: Which is how many water send into the loans? Scott: Oh, man. Host: Basic I'm not into... Family of 7 Living Completely Off-Grid in Northern Canada!

In this video, we meet Jeff, Rose, and their 5 girls who are living completely off grid on a 40-acre piece of land in Northern British Columbia, Canada. They built their own off-grid house for less than $25,000 with cedar posts sunk into the ground like a pole barn, log rafters, plywood, foam insulation, and a living roof. The house was so affordable to build because they didn't have to excavate or pour a concrete foundation, dig a well, or install a septic system. They have 2 solar power systems to power everything they need. The first solar system is just one solar panel that generates 12-Volt power for their lights, cell phones, and music player. The larger system is a 2.5 Kilowatt solar power system installed on their shop roof with a lithium ion battery bank that powers their full-sized fridge, a chest freezer, washing machine, as well as a mixer, blender and a toaster. They have a backup generator but they only have to use it for about 40 hours per year during prolonged cloudy or snowy periods. All of the water the family uses is rainwater collected from their shop roof and stored in a tank under the shop floor to keep it cool. They carry buckets of water into the house for cooking, dishes and showers. To produce clean drinking water, they filter their rainwater in a passive water filter called a Burkey (check them out here: http://www.berkeyfilters.com). The grey water from their kitchen sink and shower drains into a shallow grey water field in the backyard. They have 2 composting bucket toilets and they sprinkle sawdust into the buckets after each use to absorb moisture and prevent smells. For heat, they cut their own firewood for their Blaze King catalytic wood stove, and for their antique cookstove in the kitchen that they use for cooking and baking. Jeff and Rose homeschool their 5 girls for a few hours each day and also ensure that their kids are learning diverse life skills like growing their own food, caring for horses, raising bees, and more. We're very impressed with the clever solutions this family has come up with to make off-grid living seem so easy.
