Mary Farrell Presents Old Town Village: 322 S Fayette Street, Alexandria, VA 22314

Dear Buyer, I hope you find my house and its location as wonderful as I have. It's a 2-level, architecturally unique townhome that feels like a single-family home located on a beautiful courtyard in Old Town Village, an award winning community. It has been completely remodeled with a new kitchen, pantry, bathrooms and walk-in master closet and upgrades in every room. It has two professionally landscaped courtyards, covered balcony, as well as a 2-car garage with storage, a rarity in Old Town Alexandria. I have enjoyed this quiet haven in the midst of active and exciting Old Town. Below are a few things that have made living in the Village and this house such a pleasure: A quiet, yet active community with numerous clubs, interest groups, and social activities An efficient, budget conscious, and well-run homeowners' association with helpful committees looking out for everyone's interest One gated entrance that restricts pass-through rush hour traffic but gives residents easy access in and out An outdoor salt-water swimming pool and sun deck A community center with exercise room, hot tub, lending library, and an attractive party room with large patio area A child- and pet-friendly community A lovely courtyard sanctuary in front of my house for reading, lunches, chatting with neighbors, and use as an additional gathering place for entertaining Wonderful neighbors who care about each other and enjoy spending time together Custom designed chef's kitchen, pantry, bathrooms, master bedroom closet with upscale cabinets, countertops and fixtures A sun-filled rear courtyard for dining, relaxing, and Sunday morning paper reading A family room with gas fireplace and bay window providing warmth and charm A roomy kitchen that easily accommodates a table and chairs for informal dining A whole-house stereo system that brings music into every room The ability to lock the door and travel without worrying about security, landscaping, shoveling or other house maintenance activities Step out of my house in Old Town Village and you are just two blocks from King Street. Walk to fine dining, shopping, Whole Foods, the waterfront and all that historic Old Town offers. For those who bike or jog, access to the GW Parkway, Mount Vernon and other trails is easy. For traveling, the location of this house is superb. Near the intersection of Route 1 and Duke Street, it is close to the I-95, 495, the GW Parkway, and is only a 6-block walk to the Metro (Blue and Yellow Lines) providing quick, easy access to DC and Reagan National Airport (second stop). I will cherish the memories I have from my time in Old Town Village and this wonderful home. I know you will have similar experiences. Randy
